What are your rental criteria and application process?
All applicants must complete an online application and meet our rental criteria, which includes income verification, credit and background screening, and rental history review. Each occupant 18 and older must apply. Our goal is to ensure a smooth and fair approval process for all residents.
Rental Application Criteria:
To ensure a fair and consistent screening process for all applicants, the following minimum qualifications are required:
- Income Requirement: Applicants must demonstrate a gross monthly income of at least 2 times the monthly rent. Verifiable proof of income is required (e.g., pay stubs, employment letter, or tax documentation).
- Credit History: A minimum credit score of 600 or higher is required. Credit reports will be reviewed for overall financial responsibility, including payment history and outstanding debts.
- Criminal Background: Applicants must have a clean criminal background. Background checks will be conducted as part of the application process.
- Rental History: Applicants must have a positive rental history, including on-time payments, proper care of previous properties, and no prior evictions.
All applications are subject to verification and approval. Additional conditions or documentation may be required.

Do you allow pets? If so, what are the pet policies and fees?
Pets may be allowed depending on the property. All pets must be approved through our pet screening process. Approved pets require a pet addendum, a non-refundable pet fee, and monthly pet rent. Breed and size restrictions may apply. -
How do I pay rent and submit maintenance requests?
Residents can conveniently pay rent and submit maintenance requests through the online resident portal, available 24/7. This allows for secure payments, easy communication, and real-time updates on any service requests. -
Is renters’ insurance required?
Yes, renters’ insurance is required for all residents. This helps protect your personal belongings and provides additional liability coverage during your lease term. -
What lease terms are available?
Lease terms may vary depending on availability, but most properties offer standard 12-month leases. Shorter or longer terms may be available in certain situations. We’re happy to offer flexible lease terms; please note that leases shorter than 12-months are available at an increased monthly rate.
